Mold making people sick and damaging personnel property, construction safety violations putting the community in danger, snakes all over the complex including "in the pool" and pool area, coconuts falling on pool patrons, rats in BBQ area, homeless people sleeping in the parking lot, cars broken into weekly, nasty smell of the trash from the processing plant behind complex, green water in the pool, no volleyball area as advertised, untreated grass for mosquitos, cracked sidewalks all over, broken sprinklers all over, non stop painting contractors leaving overspray on cars, 2+ year wait on pool furniture, ants everywhere, broken appliances, shabby upgrades, peeling tubs and showers, sloppy flooring leaking glue everywhere, dog, iguana and duck poop all over the place. 10000/10 hate this place. played Minecraft till 2am once and went into the bathroom to find roaches crawling underneath the carpets. I'm not nocturnal like these roaches so it's nice to know who else is living with me at night. stayed here for three months and it was the worse time of my life. We literally have mold and called about it SEVERAL times and did nothing about it, this dude came in and supposedly cleaned the vents but you still cannot breathe in this place. If you love feeling moist all the time and hating your life this place is for you!!!

First and foremost, this community is beautiful. The location is unmatched. It is in the heart of all good things Delray, from grocery to beach to entertainment. Leaving the location is the saddest part for me.
Maintenance is amazing. I mean you can make a request in the morning and they will sometimes be at your unit within the hour. Bob is the best, friendly, personable, calls my dog by his name, the best and Ashley Ran Him Off!
Of course there is a "but" with everything else being so perfect. And you are going to want to read until the end.
Starting small, the dog park is a dirt pit. It is a guarantee that you will need to bathe your dog every time he or she steps foot in there. To resolve this issue, they put a dog cleaning station rather than laying some sod. So now you have to haul your dogs soap to the dog park and wash and dry them, or just accept disgusting floors in your house afterwards.
The pool chairs are the cheapest possible chairs they could have bought. If the dollar store sold chairs, it'd be these ones. Highly uncomfortable.
Someone moved out under me a month or two ago and I'm not kidding, they renovated the unit in a week, if that. It is rushed, it is not done nicely, and it is extremely obvious that the products used are the cheapest possible. Our closet doors have come off the tracks many times since we moved in, the grout in our white shower walls have cracked and are black, the paint on the walls in the showers is peeling, the bottom of the baths are peeling, be prepared to not ever want to have a guest over see your shower the cocking in between the toilet and the floor always cracks, even after being fixed, so your toilet is hardly ever actually attached to the floor, and the doors are extremely hard to open and close.
Now to the juicy stuff. Our unit has a mold infestation. I mean they hired a mold remediation company maybe a month and a half ago, and I had worn a skiing suit to Colorado about a week prior, and today I pulled that ski suit out and it was COVERED in mold. That is just to give you a perspective on how quickly this stuff is spreading. I have thrown out every wallet I own, two dressers, two nightstands, half of my purses, half of my shoes, the list never ends. It's overwhelming all over again just typing this. It's to the point where I kind of feel like I have to start everything over because of mold.
The leasing office hired a mold remediation company to come take care of the mold for us. We were so happy and so appreciative and assumed that this would no longer be such a huge part of our lives. We had to leave our apartment for three days while they were there. We did have a sealed sliding door insert that had a small cat door at the bottom. It was basically like the slider was shut, with a tiny cat door that was only open if a cat was walking through. The guy who worked for the mold company told us there was no way that the cat door could have caused the amount of mold we had, however, the leasing office has still tried to blame us over and over. I've asked them more than once for the name of this mold company so I could get in writing that the source of the mold was not fault of our own and I still have not gotten it. The unit above us has mold as does the unit below us. Crazy how a 5"x8" cat door could have caused mold in three units, am I right?!
There is mold living in the walls of these buildings. Please be mindful of that when choosing whether to live here or not as mold really can take a chunk of you away when you have to get rid of things that were near and dear to your heart and you have to spend thousands of dollars replacing items.
Oh, and by the way, if the property manager Ashley doesn't like you, you will know.

Pissed and afraid
Thank you so much for building this page. I currently live in The Atlantic at East Delray apartment complex and the manager Ashley hates me, my dog and my boyfriend. The trash smell from the plant is so bad I can never open my slider. My car has been broken into 3 times in the last 2 years and its right in front of my building. My boyfriend walked over to get taco bell at 10pm and was jumped by 2 people. We can't wait to move but don't want to rock the boat since Ashley is such a C and evicts people for crazy reasons.

I approach Ashley Walker manager of The Atlantic at East Delray with an advertisement for my apartment unit for rent for less than I'm paying. I ask Ashley Walker can I re-rent my unit for this advertised price and she says "NO, you cant pay less than your paying now". I say "that's not ethical" and to call her boss so she does. Her boss Christine Pagan calls me on the phone and states "if you want to play this game your gonna have to move out". To say I wasn't insulted would be an understatement. I respond with "show me on paper where is says I need to move out". I never heard from Christine Pagan again and the giant ASS that Ashley Walker is referred me over to some law firm to hide behind. Ashley Walker and Christine Pagan forced me into a month to month program that increased my rent by $1400 a month. They did all this as soon as I went on vacation to Maui. This company is not only unethical but acting illegal. 2 FTC violations right out of the box. False Advertising on more than one occasion as well as Anticompetitive practices include activities like price fixing. I did reach out to Darren Pierce the president of ZRS management but no response. I've included links and images of all involved and the FTC violations in question and FTC filing receipt. I sure do hope they are all held accountable at some point.

The reason I'm giving them two stars is the price and the noise of the poorly built buildings.
The walls are paper thin and you can hear your neighbor flushing the toilet. Also the pricing is too much.
The manager is very nice, the woman who has been there the longest though seems to be bothered anytime you go to the office, bad energy.

My husband and I lived at the Atlantic at East Delray for almost 9 years. The 2bd/2bth apartment and location in Delray was the only reason we stayed. Ownership and Management was constantly changing and got worse every year. Rent increases averaged 10-25% every year and the services provided by the management company always got worse. The only repairs and improvements that were ever made to the complex was to the management office which no one ever used. The property manager and assistant manager were some of the most incompetent, disorganized, and disrespectful people I have ever encountered. We literally hated to go to management because nothing was ever resolved. We had mold in our apartment (confirmed by a mold inspector) and the management office refused to do anything. We had to escalate our complaints to the local housing authority and inspector. We had water leaks, A/C problems, appliance issues and management rarely fixed the problem without delays and weeks of back-and-forth fighting. We would NEVER recommend moving into this property or any other managed by this company. Link To Google Review

Erroneous charges every month with no explanation. Constant accounting errors. Me and half the community is constantly in the office trying to get information from the staff. Our air conditioner broke and they refused to fix it for a couple of months costing us hundreds of dollars in electricity.
Pros: it's a very dog friendly place and the neighbors are nice. The maintenance men are also very nice.

If you don't mind seeing your unit for rent for less than your paying, this is your place. If you don't mind seeing homeless sleeping next to your truck, this is your place.

Bottom line is I could move and I have no problem with it but I have made friends here and I feel like I should stand up and speak out so others will too. I'm just the beginning of many to come. Just read the below reviews, I'm not the only person that feels taken advantage of.

A bunch of appliances have broken at the apartment over and over again, but they don't replace it. Apartment has flooded twice but they insist that the washer is fixed.
Valet trash is at their leisure. They're supposed to pick up Sunday-Thursday, our trash gets picked up about twice a month. They just say "valet trash" so that they can charge you whatever BS they can.
One of the worst living places we've ever been to. Can't wait for the lease to end.

Beyond Overpriced and in a pretty sketchy neighborhood.
(One of my neighbors found a bullet casing in the parking lot... homeless people have been found sleeping in the parking lot)

Our dryer caught on fire 4 days before Christmas!! No smoke alarms went off, no fire alarms, no sprinklers, we slept through the whole thing. When we finally woke up we could barely breathe, our throats were hurting, and we couldn't see because our eyes were watering so bad. Everything in the dryer turned to ashes, the walls were burned, and the entire apartment smelt of burning chemicals. (even our neighboring apartment said their place smells because of the incident). The maintenance team concluded the dryer motor over heated but there were "no flames" which I think is comical they can even say that from the looks of the dryer and our apartment especially with the flame marks on the walls. What did management do?... ABSOLUTELY NOTHING besides giving us an $180 credit for one months rent which was basically a slap in the face. Everything smells of burning chemicals; all our furniture had to be thrown out, our clothes all had to be professionally cleaned, and they FINALLY deemed the place unlivable after it took them nearly a week and a half after the incident to come check out the apartment unit themselves. We broke our lease and moved New Years day.

Until recent was a tenant at the Atlantic at East Delray. During the 4 1/2 yrs I lived there the management changed 3 times and not for the better. The property manager who is impossible to reach and does not return phone calls. I have been trying for a month to get an explanation of the final water and sewer bill do I can pay it and be done with them forever. The email they sent me was not a statement but something typed up by the office staff. They are trying to charge me what I consider to be an unfair final bill for water/sewer. Hopefully this will get someone's attention and my husband will get a return call so we can come to terms for the final bill. Every time you walk into the office the staff has changed and you have to start from square one. In my opinion I was an ideal tenant. I paid my rent on time for the whole time I lived there and never had any complaints from other tenants. I would definitely not recommend this complex.

No one has tried to contact my husband yet. As I said before the office staff suck which is why a lot of tenants are moving. Giving me a final water/sewer shouldn't be that tough. The are trying to charge me for 2 months garbage valet service even though we were no longer living there.

This apartment complex is a complete joke. We thought the management was bad before, but under new management (as of this past August), we are now experiencing NO invoicing, changes to our lease without notice, and no communication. We have had nothing but issues with this place since we moved in. Every appliance in our apartment is ancient and has broken at least once. The washing machine has broken THREE TIMES and completely FLOODED our apartment all three times. They refuse to replace it, and instead keep fixing the same thing (which clearly is not a long term fix). The staff is impossible to reach after hours (including emergency maintenance), as there's no emergency line and the prompt that is supposed to come through the regular number after hours does not function. I've reported this and they have not fixed it. Imagine trying to do your laundry at 10PM and then coming out to your entire kitchen and living room flooded! And having no one to help clear the water :) it's a good thing my roommate's dad lives down the road and has a shop vac. Expect to have to take care of everything yourself.

If they want to charge everyone more for rent then they need to just renovate all the apartments and do that. I would much rather nix the fancy amenities and valet trash for a complex that takes care of resident problems. I will definitely be looking for a new place to live when my lease is up.

I have been holding this in for a very long time because I did not want the negativity following me around while I lived there, but I am gone and this needs to be said! Never have I come across such rudeness and ignorance on a daily basis, until I lived at The Atlantic at East Delray.
I am a full time employee, full time, student, in bed by 9 every night, and rent always paid on time. Basically the perfect tenant. Taking all this into consideration, I was given numerous threats of lease termination, fines, rude voicemail's, and constant negativity from the admin staff. (I would've hated to see how they acted towards a bad tenant.) The reasons:
Example 1: We were required in our lease to pay $35/month for trash "valet" and the one and only time I actually used it, they took a picture of the trash and fined me $50. Apparently, I placed the trash outside my door 1 hour before the trash pick up time. The interesting thing, it says nothing in the lease about getting a fine for placing trash outside your door at the wrong time. I pulled out the lease and showed them that there is nothing in it about a $50 fine or any fine for placing the trash out at the wrong time. I asked, "What if I don't pay the fee considering there is nothing in the lease about it?" and was told that I would be evicted.
Example 2: All within the first year we were stalked daily by our mentally ill next door neighbor and also robbed in the middle of the night. Did anyone care? No. In fact, they didn't even put a notice out about the robbers or ask any questions. They also didn't do anything about our neighbor after multiple complaints to them about it. "No were not going to evict this psychopath for sitting at your door day and night, knocking 24/7, and talking about being obsessed with you, but we are going to evict you for not paying your trash fee." I seriously can't even make this shit up.
Example 3: We were over billed on multiple occasions for water and it took me months*, I shit you not, months (6 to be exact), to get the overages corrected. It also took many hours of my personal time to contact all the utility companies (because god forbid they do that or care) and prove* the incorrect charges. Even after all of the incorrect charges were verified, they still would not credit or refund them. Someone not knowing how to do something does not bother me, but someone purposefully not looking in to something because of laziness or just plain indifference, irritates the shit out of me. You would have thought that the admin staff was getting any extra scrapes of cash for themselves the way they pinched the penny's over there. Like, "Hello?!" you're a multi billion dollar apartment complex stealing $500 of water overage charges from a broke college student. Pathetic.
In addition to all these joyous occasions, I was also blessed with having to interact with the rudest office manager I have ever experienced every day. I am so grateful that I never ever have to live or step foot in this place ever again and all I have to say is if you live there or are thinking about it...save yourself and find somewhere else.

I lived here for over two years. The one good thing about this place is the maintenance. Handyman runs to you for any little issue.
However, any time there has been a minimum problem to work with the office, it was a constant aggravation, time wasting and zero result - when not a bigger problem.
All the employees at the office, as well as the manager, are totally unhelpful and inflexible. They will always give you the "it's our procedure" line, to let you there frustrated with a personal need, small or big it doesn't matter, that they will punctually ignore. I am not in the least a difficult person. I am extremely polite and patient. But these people made me wish that I was the kind to punch in the face a couple of times.
I'm SO happy that I have moved.

ZRS Management Complaint
Beware: ZRS Management will file an eviction notice against you by mistake where it will haunt you for years and they won't lift a finger to resolve it.
I have 800+ credit score and pay rent on time. ZRS mistakenly filed an eviction notice against me by accident -- they mistook me for someone else! I sent multiple emails to their lawyer requesting they remove this incorrect eviction record against me and their lawyer assured me that there was no record. My background check shows that I have a public record of eviction! They keep saying it's fine because it was dismissed in open court, but this is terrible mistake to have on your record.
Take a look at the email their lawyer sent me indicating their mistake and the eviction notice they sent me; I've added here as evidence.

Awful- renters beware. Nothing luxury about renting from them. They bought our complex last summer and have turned it into an absolute unsafe shit hole. Not to mention, rent has doubled once your old lease expires. It's also not a secured gated community. Pool filthy, grounds covers in goose shit, garbage area over flowing 24/7. Absolute joke. Stay far far away! Charge based on a number of different things, but not ethically what so ever. I paid double what others did. I'm so disappointed. I'll be beyond happy when I can leave. It's unfinished completely! No locked in garage, that is if you want to park in unsafe territory and have your windshield smashed in via a loose sheet of steel falling.
Oh what next, office are kind, but once your in absolutely 0 help, they don't speak to you once they have your money. Which is fair enough but you additionally can't ask for any help, or you will be told your either hurting feelings, or that your wrong.
Record all your phone calls so take pictures of all your problems because you'll have them.

Came home after work one day, door to my washing machine was off the hinges, my lock is broken, has been since I moved in.
Working in healthcare I double bag my shoes for precaution before entering my apartment, given we are in an epidemic, I received a call from 'the leasing office' letting me know there were complaints about trash, I explained I would be back shortly and remove the bags from outside my door, they are double bagged and it's for safety. I was told 'it's about the look of the hallway' I asked her to repeat herself and she did. I was shocked. I then returned about 2hrs later, my shoes had been disposed of. Thanks, no explanation or even any thoughts that I may need to get new ones now.

Please save yourself the bullying and harassment after you report someone breaking in your apartment. They won't you to shut up and the manager told me it was someone at the wrong door. They made my life a living hell with retaliation against me. These people are worst then thugs. God saw what they did to me. And now they had to send out emails stating they can't be held accountable for our safety. White folks bikes came up stolen cars been broken into. But when I cried black lady they told me it was someone at the wrong door. And they never sent out anything letting the community know a stalker rapist murder was in the building. They didn't care about nobody safety. Just money. They filed all kinds of lies and evictions on me all because I was the whistleblower about what's really going on in this high rent hell hole DON'T RENT FROM THIS COMPANY SAVE YOURSELF.

Problem after problem. The property I live on is run down and the front gates are constantly broken.
The water gets turned off nearly every day with no notice. I have to put in maintenance requests several times to get them to actually follow up.

Long story short, I am being stalked by a former friend/roommate. It has been 3 years and he still won't leave me alone.
I moved to Promenade at Carillon and stayed from 2019 to 2020 to get away from this guy as he is very dangerous and disturbed.
Very alarming and suspicious damage kept happening to the apartment and my property that I knew were related to my stalker. What was strange was there was no forced entry and I changed my lock multiple times so how was he getting in? I voiced my concerns to management about my suspensions of staff (Terrance L Collins in particular) helping this guy and was completely blown off. They tried to cover it up.
I have anxiety, depression, PTSD because of this. That is why it took me so long to say anything.

From the moment I moved into this place(Banyan Bay Apartments in Coconut Creek, Fl. - ZRS property), there was a leak in the wall - water streams from the ceiling to the floor. I submitted multiple work orders (from August 2018 til now February 2019) to have it investigated as I felt like it could turn into an health issue because of mold.
An employee came out to "investigate the wall". His solution to the problem was to paint over the water stains that covered the wall. Each time that it rained, the wall would have streams of water running down and into the carpet. I followed up with another work order in September and there was still no permanent resolution.
Third work order for the same wall Feb. 2019 - same issue. Carpet SOAKING WET in the corner wall and I have electronics plugged in. The maintenance guy came by on the 4th, left a LARGE HOLE in the wall and left a huge fan and humidifier in my place. He also mentioned that this was not a new issue, the previous tenants had the same issue. I contacted a mold company to come out and complete an inspection.
You can imagine my surprise when I got home yesterday evening to see an even bigger hole in the wall than the one they previously made. I did not have a missed call, email, nothing from Banyan Bay's staff. I can go on and on about all the negligence. DO NOT - I REPEAT DO NOT COME TO STAY AT THIS PLACE!!
P.S - The large humidifier and fan equipment maintenance left running cut the electricity out on one whole side of the apartment

I've been a tenant at a ZRS managed property for about 4 months now and in this short time, I can see the truth of most of these reviews. I've encountered more problems with this company than I have in 9 other years of renting. All of the rules the company stated in the lease (pet owners letting animals poop in the hall, noisy community spaces, unsecured areas of the premise, etc.) have already been broken multiple times. I'm keeping detailed notes over the next few months and plan to share those in time. Be VERY careful before you sign!

My original property closed. Surprise surprise. Over 15 people found the review useful, so I figured it would be helpful to share on the management page as well. First and foremost: Do not move into any property owned by ZRS Management. Plain and simple. The front office staff is reprehensible in the fact that they do not show any accountability towards their tenants, and will blatantly lie, and not use the initial deposit, to extract money from you upon move out.
For example: Packages and mail are placed in front of your door, and often times stolen. The front office has made no attempt to rectify this situation with added security (camera's or guards). In the case that you do have a mailbox--as I did--mail and packages were stolen out of there as well. The front office staff made it known "that this was not their problem and to deal with USPS myself."
Upon moving in and living there--the previous tenant as well as the tenants living above me next to me-- smoked no less than a pack of cigarettes a day, causing my furniture and clothing to smell like the inside of a prohibition-era tavern. Cigarette butts constantly littered my balcony. Again, not the problem of the front office.
If you have a Rottweiler, German Shepherd, Pitbull--this is the place for you! . There's no breed restrictions! And if you're a lazy pet-owner, even better you're not forced to pick up after your dog. (Side note, and sarcasm aside: one reason I did move here was because of the affordable pet deposit. Even though the trash valet had threatened to hurt my dog because she barked at him).

Lastly, if you love loud neighbors and being woken up at 3:00am, maybe this apartment will work for you. However, I recommend you move anywhere, but there.

In addition, anybody informed us when we signed the lease that the community was still under construction. At the beginning, for several weeks we had a lot of dust coming into the apartment because of the building activities.
As of today, we have taken more than 80 pictures showing all the condition described above. As an example: dog pup and urine, trash, vomit in the hallways, and trash chute blocked. Because of the trash chute blocked we are forced to bring the trash into the trash room ourselves, which is in worse conditions (not sure this can be considered in lien with safety, sanitation and fair housing regulation). Your community manger comment on this was that it is a trash room; this is how it should look like....! (J. K...n- Community Manager)
We have not only emailed your management office informing on these things, we also went to talked to them personally to understand what they are doing to prevent this. In one of these meeting, we had a conversation with your community manager, and specifically when we were mentioning to her about the trash chute always blocked she talked with these words: "this is because your residents and your people are putting....".
Today, again, we saw the building not in clean conditions (we took pictures). Because of it, we are seriously thinking in early termination the lease to start looking for a new place.
On this regard, considering that the main reason we are leaving is because of the dirty condition of the building, repeated "nasty" situation such as vomits, pupu dogs in the hallways, etc. (all of them communicated, shared with the management offices, and documented with emails and pictures), is not fair that we have to pay 2 months for early termination fee for do not want to live in a Nasty situation in a " LUXURY COMMUNITY"

Dealing with ZRS management is exhausting. I moved in and it was great at first, I never once had an issue.....until this ZRS management took over the complex. The incompetence of the leasing office is honestly astounding; between losing our leases on multiple occasions (even after we renewed our lease, less than 2 months later we were told they couldn't find it), wrongfully over charging us by over $400 and then refusing to fix it, serving us a 3 days notice Bc we weren't going to over pay on our rent, as well as undercharging us on two occasions and then attempting to charge us a late fee for the "over due balance" that was due to an error in their system. A few months later were charged a miscellaneous charge of over $600, which we weren't going to pay without an explanation. 3 months and 2x '3 days notices' later, we were finally informed of the cause of the charge. They also tried to deny our Emotional Support Animal status until we informed them of that being a federal offense. I was initially denied a parking pass to be able to park in my own complex that I pay to live at, just because my car wasn't in my name. Not to mention they shut off the water for repairs just about every other day. There's never any parking available at night and visitors are expected to park in visitor spots, which there are only 22 of on the whole property...so good luck having people over on Friday nights. God forbid you ever have to get a hold of them because they NEVER answer their phones and rarely return voicemails. Most times they do return emails, but you'll usually have to wait a few hours or even days for a response. We were never able to get ahold of Hector, the property manager, to discuss any issues because he was constantly "on vacation".....however, if we threatened legal action, he would suddenly become available. The leasing office staff is unprofessional, condescending, and quite honestly; petty. We felt harassed by management on several occasions and it seemed like they were constantly trying to **** us over and cause inconvenience.
